Realtors are very important when it comes to finding your dream home, however, they are not all created equally. Most people don't continue interviewing after their first interaction with a realtor but that isn't always the best idea. Your time is important and by not choosing the right realtor, you could be costing yourself more time than you realize. Here are some questions that will help you find the right realtor for your needs. 

1. What is your schedule and availability? 

A lot of agents work part time and as a result of that they have trouble working around your schedule. This can cause bigger issues when it comes to the fast paced movement of the market today. What if your dream home is also 10 other people's dream home and you can't make an offer because you realtor is working another job? More times than not, hiring a full time real estate professional becomes beneficial. 

2. How long have you been working in this area? 

An agent that has been around the area a long time is more likely to know the ins and outs, over a realtor who is not from the area. When an agent is truly familiar with a specific region they are able to find the home you are looking in less time. For example, in Cape Coral, FL, the desired area of the city is in SW Cape. There are more canals and are closer to ocean access. However, they are pricier. So the benefit of finding a realtor that knows this, is that if you are looking for a home on the canal, yet can't hit that price point, then they wouldn't waste any time taking you over to that part of the city, even though there are tons of homes on canals.

3. How often can I expect to hear from you?

Determining when you should hear from your agent ahead of time is a good way to avoid the stressors of "waiting to hear back". Determine when and how you will be hearing from them so you can make sure to be in accordance.

4. How many clients are you working with currently?

Agents that are too busy, are no good. You won't get the customer service that you need. On the other hand, agents that have no other clients, may be a red flag.

5. How do you go about finding the right home for a client?

A good agent will have a series of questions they ask to get a feel for what their clients are looking for. They should also be able to tell their clients if their wants are realistic and in what areas they will be a best fit.
