Tips on Writing Listing Descriptions
We know the importance of having great photos when it comes to selling a home, but do you ever think about the importance of the descriptions, too? Sure, the pictures are what gets them to click, but the description is a powerful tool to get them to put that home on their list of "must-sees". Here are a few tips on what to do to get your potential clients to want to get in the car and look at your listing.
1. Don't be repetitive.
You are only allowed so much space on the MLS for your descriptions, so it's important to make the most of it. Do not repeat facts that can be found in the property details section. For example, there is no need to reiterate the fact that the home has 3 bedrooms and 2 bathrooms. Save this area for the features that need to be described in more detail.
2. Don't be Boring.
So many realtors use the same descriptions words: perfect, spacious, etc.. Try and switch it up and make it as descriptive as possible. Another thing to keep in mind is that it's proven that listings that are described as "beautiful" sell 5% more and 15% faster than those described as "move-in ready" according to a study conducted by Paul Anglin's on real estate listings. Do a little research of your own to see which words best impact those potential buyers.
3. Know what buyers want to hear.
There are certain features that every buyer dreams of. If your listing has that, hound it home. Make sure to highlight the features that are unique and/or highly sought after: upgrades, pools, his & her walk-in closets, etc. This is your chance to tell them about details that can easily be missed in photos alone.
4. Double check your work.
There is nothing that screams un-professional like a spelling mistake or run-on sentences. If you're someone who isn't great with grammar, write your description in Microsoft Word and copy + paste it into the MLS. Take the steps necessary to make sure your description is written in proper English. Don't be lazy about it, thinking that no one will care. Trust me, they notice. Then, they make a mental note of who not to hire when they go to sell their own house -- you.
When it comes to listing a home for sale, there is only so much you can do to make it stand out from the noise. Take that into consideration when you're writing your copy and use the space wisely. You might just attract your newest buyer from it!
