 2. Siting The Home

We Strategically position the home to maximize the lot's potential while considering:

  • Enhancing energy efficiency through orientation and natural light
  • Identifying flood zones to ensure compliance with flooding regulations

  • Ensuring setbacks are met for zoning and regulatory compliance

3. Design

We offer a variety of home designs, ranging from pre-designed models to fully customized plans. Our design process includes

  • Selecting the ideal home layout and floor plan 
  • Maximizing views from key living spaces to enhance home's appeal 
  • positioning the pool and air conditioning in the most convenient location to minimize noise impact
  • Optimizing pool layout for both usability and aesthetics
  • Customizing architectural styles to fit our clients' vision
  • Integrating energy-efficient features such as insulation, windows, and ventilation systems
  • Determining the best dock location for accessibility and waterfront functionality
  • Plumbing fixtures - high end brands like Kohler and delta, ensuring reliability and style

4. Permitting

Our team handles all necessary permits and approvals, ensuring full compliance with local building regulations, including those related to green building standards.

5. Sourcing & Purchasing

We handle the Keys Specific challenges for you . We procure high-quality, energy efficient materials and systems to promote sustainability and long term savings without compromising on style or durability.

6. Construction 

Our experienced builders bring the design to life with expert craftsmanship, using best practices to ensure energy efficient construction  and structural integrity. Engineered for strength and resilience designed to withstand coastal conditions. Every phase of the build is executed with precision to deliver a home that is not only beautiful but built to last.

  • From Sewer to electric, we ensure your site is fully connected 
  • We build to the highest hurricane and flood standards for lasting safe
  • Drill pipe driven 3ft into bedrock for deep anchoring
  • Solid poured foundation with continuous rebar and tied beams
  • No exposed wood under trusses, all concrete exterior and patio
  • Roof Sheathing constructed with high quality plywood for enhanced durabillity
  • Floor Sheathing built with 3 1/4" plywood, glued and screwed to floor joists
  • Spray foam insulation for excellent temperature control and reduced energy costs
  • We work with trusted Elite island-tested building teams

7. Inspection

Before handoff, we perform a detailed walkthrough and inspection to ensure everything meets or exceeds our quality standards, as well as safety and building codes.

8. Sales & Closing

Our team supports you through the final steps of the journey, from final documentation to handing over the keys to your new home.
